We are seeking an experienced, hands-on Facilities Manager to join our growing property management team in Wollongong. This is a newly created role supporting the Commercial, Residential and Strata teams across a substantial and diverse portfolio.

This role is perfect for a self-motivated facilities or building management professional who thrives in the field, loves variety, and wants to be part of a collaborative team. Working day-to-day across our portfolio, you will be the critical link between our clients, tenants, and trade contractors — making sure properties are maintained to the highest standard and capital works projects are delivered on time and on budget.

You Will Be Accountable For

  • Conducting regular property inspections and assessing repair and maintenance needs across commercial and residential assets.

  • Coordinating, supervising and quality-checking all routine and reactive maintenance works.

  • Sourcing, engaging and managing trade contractors and service providers, ensuring compliance with WHS obligations and Colliers procurement guidelines.

  • Preparing and administering service contracts, maintenance agreements, and works orders.

  • Managing tenant fitout applications and coordinating fitout works from inception through to practical completion.

  • Overseeing building alteration and capital works projects, including scoping, quoting, program management, and cost reporting.

  • Contributing to long-term asset management planning, capital expenditure forecasting, and building compliance programs.

  • Assisting the Commercial Property Manager with broader property management duties as required.

  • Confident communication skills — you’re equally comfortable talking with trades on site and presenting recommendations to a property owner.

  • A proactive approach to identifying and resolving issues before they escalate.

  • High personal integrity and accountability.

  • A valid NSW driver’s licence

Qualifications & Experience

To excel in this role, you will ideally:

  • Have demonstrated experience in facilities management, building management, or a related trade/property discipline.

  • Possess a sound working knowledge of building maintenance, trade disciplines, and relevant legislation including WHS and fire safety requirements.

  • Have experience engaging and supervising contractors and managing service agreements.

  • Hold (or be willing to obtain) a NSW Real Estate Certificate of Registration.

  • Have experience with commercial property or mixed-use portfolios — though candidates from building management, construction, or trade backgrounds with strong coordination skills are equally encouraged to apply.

  • Be proficient in Microsoft Office; experience with real estate property management software is advantageous.
