The Opportunity

A well-regarded, privately owned commercial agency with over a decade of presence in the Adelaide market is seeking an experienced Commercial Property Manager to join their close-knit team. This is a quality role with genuine support structures in place — not a sink-or-swim environment.

The Role

You'll take ownership of a quality commercial portfolio, serving as the primary point of contact for landlords, tenants, and contractors. The role comes with meaningful support — including a dedicated Property Management Assistant, internal trust accounting, and an established leasing team — giving you the platform to manage your portfolio properly rather than being spread too thin.

Day-to-day responsibilities include:

• Managing all lease matters — renewals, rent reviews, variations, and compliance

• Monitoring arrears and enforcing lease obligations

• Preparing annual budgets and outgoings reconciliations

• Maintaining accurate tenancy schedules, insurance records, and reporting

• Conducting property inspections and overseeing contractor performance

• Managing lease expiries, make-good processes, and tenant transitions

• Collaborating with the leasing team on occupancy and rental outcomes

What They're Looking For

• Solid experience in commercial property management

• Strong grasp of lease administration, outgoings, and portfolio management

• Highly organised with sharp attention to detail

• Clear, professional communicator — written and verbal

• Comfortable managing autonomously and following through without being chased

• Current SA Real Estate Licence

• Current driver's licence and reliable vehicle
