Who we’re looking for:

We are seeking a strategic, delivery-focused Project Director who can balance design excellence with strong commercial discipline and end-to-end program control. This role requires a leader who brings credibility in complex negotiations, fosters collaborative relationships, and has the drive and capability to deliver ambitious development projects from concept through to completion.

You will be a professional who combines strategic thinking with practical delivery capability, operating confidently across government, commercial, and internal stakeholder environments.

Key Responsibilities

Leading the development of projects from feasibility through to completed delivery (land and/or residential development), your responsibilities will include:

Owning budget feasibility, financial modelling, and project controls across the full project lifecycle.
Defining and implementing the preferred development strategy, including securing all required authority approvals.
Collaborating with the Sales and Marketing Manager to determine product mix, delivery programming, project positioning, and pricing strategy.
Engaging, coordinating, and managing external consultants to ensure access to high-quality technical and development expertise.
Leading the end-to-end development delivery process while maintaining strong relationships with internal BMD Group delivery partners, including BMD Urban and Empower.

The successful candidate will be a strategic leader with:

Tertiary qualifications in Land Economics, Town Planning, Project Management, Civil Engineering and/or Urban Design.
A minimum of ten years’ industry experience in medium to large-scale urban projects.
Proven experience in project planning, including navigating the approval process and delivering within approved budgetary controls.
Urban design and precinct planning — demonstrated experience is paramount, alongside the ability to interface with an internal sales team and external consultants across all urban development consultancies.
Excellent analytical skills and strong commercial acumen.
Excellent time management and a consistent ability to meet key deadlines.
